A resale property inspection in Dubai is an independent check of a pre-owned home before you buy it. An engineer looks for the problems a viewing hides: old leaks and damp, tired AC, unsafe electrics and changes the seller made. You get a written report while you can still ask for repairs, renegotiate or step back.

Key facts

  • A resale home has been lived in, so the inspection looks for wear, past repairs and alterations, not just build defects.
  • Book it before you commit, while there is still time to act on the report.
  • The sale is registered at a Real Estate Registration Trustee office, and freehold units need an electronic NOC from the developer.
  • The report supports your decision; it doesn't make the seller fix anything.

What does a resale property inspection in Dubai check?

It checks every system you would otherwise have to repair yourself after the transfer. Our engineers work through the home room by room, using tools such as a moisture meter and thermal camera where a visual check isn't enough. It is one of our property inspection services, and it's also available as an independent third-party inspection when you need a neutral report.

AreaWhat the engineer looks forWhy it matters in a resale home
Plumbing and waterLeaks, water pressure, slow drains, stains and repainted patchesOld leaks are often painted over before a sale
Damp and mouldMoisture in walls, ceilings and around wet areasDamp can return after fresh paint dries
AC and ventilationCooling in each room, noise, drain and duct conditionUnits may be worn after years of use
ElectricsSockets, switches, breakers and fittingsOwners sometimes add or move points
Structure and finishesCracks, tiles, floors, walls and ceilingsShows wear and any patch repairs
Doors, windows and sealsAlignment, locks, seals and glazingFailed seals let in dust, heat and water
Engineer using a moisture meter on a painted bathroom wall during a resale home inspection
Fresh paint can hide old damp; a moisture reading shows what is behind it.

How is it different from new-home snagging?

A secondary market property inspection looks at how a home has aged and what has been changed, not just how it was built. New-home snagging checks a unit before the developer hands it over. A resale inspection checks a home that has been lived in, often for years.

Many problems overlap, so it helps to know the defects to check in a newly bought home as well.

When should you inspect in a Dubai resale purchase?

Inspect before you commit, and well before the transfer. Once the sale is registered and the title deed is issued, the home and its problems are yours. A pre purchase property inspection gives you time to raise issues while you can still change the terms.

  1. View the property and agree the main terms in principle.
  2. Book the inspection before you sign, or make sure you have time to act on the report.
  3. Use the report to agree repairs or a price change with the seller.
  4. Complete the transfer at a trustee office, as set out by the Dubai Land Department's property sale registration service.

Many resale homes are still occupied. Plan access before you book:

  • Who arranges access: the seller or their agent, with notice to any tenant.
  • What to ask for: every room, cupboards under sinks, the AC access panels and any balcony or storage room.
  • Watch for: heavy furniture against walls or stored items blocking areas, which limits what can be checked.

What do you do with the findings?

Sort each finding by how serious it is, then decide: fix before transfer, negotiate, or walk away. The report from Property Snagging DXB lists every item with its location and photos, so you can share it with the seller or agent. To see how a detailed report is laid out, look at our sample.

Redacted page from a resale inspection report showing a past leak with photo and moisture reading
Each finding has a photo and location, so the seller and agent can see exactly what needs attention.

What can't a resale inspection tell you?

!
An inspection reports the condition of the home. It is not a valuation, a legal or title check, or a structural engineering report. Items hidden behind furniture or inside walls are reported only where there are signs or tools can detect them. For the contract and transfer, use a conveyancer or lawyer; for suspected structural movement, a structural engineer.

Before you sign: a quick checklist

  • Inspection booked, with access agreed for every room.
  • Report received and read before you commit.
  • Safety items and active leaks agreed to be fixed before transfer, in writing.
  • Price or terms adjusted for ageing equipment, if needed.
  • Approvals requested for any alteration the report flags.

Resale property inspection: FAQs

What is a resale property inspection in Dubai?

It is an independent check of a pre-owned home before you buy it. An engineer inspects plumbing, damp, AC, electrics, finishes, doors and windows, and records each problem with photos and locations. The report shows the home's real condition, so you can decide before you commit.

Why get one before buying a pre-owned home?

A viewing shows a clean, staged home. It rarely shows a leak that was painted over, an AC unit near the end of its life or wiring the owner changed. After the transfer, those repairs are yours. An inspection finds them while you can still act on them.

Can a resale inspection help me negotiate the price?

It can. A written report with photos gives you specific items to raise with the seller, such as ageing equipment or a leak that needs repair. You can ask for repairs before transfer or a lower price. The seller does not have to agree, but you negotiate with facts.

How is it different from a normal viewing?

A viewing is a quick look at layout and finish. An inspection is a systematic check of every room and system, using tools such as a moisture meter to find what you can't see. It ends with a written report you can keep, share with the seller and use to decide.

Can you inspect a home that still has a tenant?

Yes, if the seller or agent arranges access and gives the tenant notice. Furniture and stored items can limit what is checked, so ask for every room, cupboard and AC access panel to be reachable. Anything that could not be inspected is noted in the report.
