Get a quoteShould snagging happen before or after handover in Dubai? Before handover first, because that's when you have the most leverage, and again before the first year ends, because some defects only appear with use. One visit protects the signature; the second protects the defects period.
Buyers often ask which timing is "right". In practice they do different jobs. This guide compares pre-handover and post-handover snagging side by side, explains what each one catches, and sets out a simple two-visit plan. It's written by Property Snagging DXB engineers, who inspect units at both stages.
Snagging before or after handover: how do they compare?
Here is pre-handover vs post-handover snagging on the points that matter most.
| Point | Before handover | After handover |
|---|---|---|
| Your leverage | Highest: you haven't accepted the unit yet | Lower: you rely on the defects period and your records |
| What it catches | Defects visible and testable in a new, empty unit | Faults that appear with daily use: leaks, AC drainage, sealant, doors |
| Access | Empty unit; every surface can be checked | Furniture and belongings can hide floors and walls |
| Evidence value | Shows the defect existed before you moved in | Needs dates and photos to show it isn't damage from use |
| Repairs | Done before you live there | Done around your daily life |
| Legal cover | Snag list recorded before acceptance | Developer still fixes installations for one year from handover |
What does snagging before handover protect?
Snagging before handover protects your signature. The handover certificate is where you accept the unit, and once you've signed, open items become harder to push. Inspecting first means every defect is on a written list that the developer has seen before you accept anything.
It also gives the developer time to act. Repairs found before handover can be done inside the handover window, then re-checked against the same item numbers, so you sign for a finished unit rather than a list of promises.
It's also the cleanest evidence you'll ever have. A dated report on an empty unit shows the defect was there from the start, not caused by you, your furniture or your tenant. Our snag before you sign service tests the unit with instruments and gives you a numbered report to send to the developer.
What does snagging after handover catch?
Some defects can't be found on day one. They appear once the home is used: an AC drain that drips after weeks of running, sealant that lifts after daily showers, a door that sticks as the building settles, a leak that only shows after heavy use. A visit after you've lived in the unit for a while catches these.
Under Dubai Law No. 6 of 2019, the developer must fix defective electrical, mechanical and plumbing installations for one year from handover, and structural defects for ten years. That's the window an after-handover inspection is designed to use, as long as you report each defect in writing before it closes.
What does the two-visit plan look like?
Most buyers end up needing both visits. Planning them together means nothing falls between them.
Before you sign
- Book when the handover notice arrives
- Full test of the empty unit
- Send the numbered report to the developer
- Re-check repairs before signing
Before the first year ends
- Book around month 10 or 11 after handover
- Check what has appeared with use
- Log new defects in writing, with photos
- Get acknowledgement before the year is up
Rule of thumb: put the date of visit 2 in your calendar on the day you sign the handover certificate.
What if the developer won't allow access before handover?
Some developers only let buyers into the unit on the handover appointment itself. Ask the developer in writing, as soon as the notice arrives, whether a pre-handover inspection is possible and how to book it.
If the answer is no, inspect on the handover day before you sign anything. Bring your inspector to the appointment, test the unit, and make sure every defect is recorded on the developer's form or a written list that they acknowledge. Don't sign while serious items are open unless they're acknowledged in writing with a date. For the full sequence, see how the handover works.
Snagging before or after handover Dubai: FAQs
When should snagging be done?
Ideally before final handover, while the unit is empty and before you sign. Then again during the defects period, before the first year after handover ends, to catch faults that only appear with use. One visit protects your signature; the second protects your one-year cover.
What happens if I wait until after handover?
You can still report defects, but you've already accepted the unit, so open items become harder to push and you'll need dated evidence that each one wasn't caused by use. Repairs also happen around your daily life instead of in an empty home.
What should I do if handover is delayed?
Line up your inspector early so they're ready when the notice arrives, and check your SPA for the completion date and delay terms. Ask the developer in writing for the revised date. When the unit is ready, inspect before signing, exactly as you would have on time.
Should I accept handover before snagging is complete?
It's better not to. Finish the inspection, send the snag list and re-check the repairs before you sign. If you must accept with items still open, make sure each one is acknowledged by the developer in writing with a date, so it remains their responsibility.
