An apartment snagging checklist for Dubai is a room-by-room list of everything to test in a new unit before you sign the handover certificate: the entrance, living areas, kitchen, bathrooms, bedrooms, balcony, utility areas, AC and electrics, and your parking and common areas. Take it to your inspection, tick each line and send every failed item to the developer in writing.

This checklist is built for off-plan apartments in Dubai, from studios to three-bedroom units. It follows the order an engineer walks a unit, so you won't double back or miss a room. New to snagging? Start here, then come back with this list.

At a glance

  • Inspect before you sign the handover certificate, in daylight, while the unit is empty.
  • Test everything that opens, runs, drains or switches on. Looking is not enough.
  • Take two photos of every snag: one wide for location, one close for detail.
  • Send the full list to the developer in writing and keep their acknowledgement.

Before You Start: Documents and Tools

Bring the paperwork that shows what you were promised. Most disputes are about a finish, fitting or room size that doesn't match the contract.

  • Documents: your SPA (sale and purchase agreement), the floor plan, the handover notice, the finishes or specification schedule, and the developer's snag form or portal details.
  • Simple tools: a phone charger to test sockets, a small spirit level, a torch, a measuring tape, blue painter's tape to mark defects, a marble to check floor slope and a few tissues to check for leaks.

These basics catch most visible snags. On a professional inspection, the Property Snagging DXB team also brings a thermal camera, a moisture meter and a socket tester, which find hidden leaks, missing insulation and wiring faults that no checklist can show you by eye.

Apartment Checks Buyers Often Miss

Some of the costliest snags in Dubai apartments sit outside the obvious room-by-room walk:

  • Leaks from above. Look at ceilings near bathrooms and under the balcony for stains coming from the unit upstairs.
  • Cooling in every room. The living room may be cold while one bedroom never gets there. Test each thermostat separately.
  • Window seals. Small gaps let in dust and warm air and push up cooling bills all summer.
  • Specification match. Check brands of taps, appliances and flooring against the SPA or finishes schedule, not just their condition.
  • Accounts and access. Confirm your DEWA and cooling accounts, and make sure every card and fob works before you leave.

How to Record Each Snag

A clear snag list gets fixed faster. For every item:

  1. Give it a number and stick blue tape next to it.
  2. Take one wide photo showing the room and one close-up of the defect.
  3. Write the exact location, for example: "Bathroom 2, floor drain: water pools 30 cm from the drain towards the door."
  4. Mark the severity: critical (safety or water), major (function) or minor (cosmetic).

Send the whole list to the developer by email or through their portal, and ask for a written acknowledgement. Once repairs are done, check every numbered item again before you sign.

When to Bring In a Professional

This checklist catches what you can see and test by hand. It can't see inside walls. Hidden leaks, missing insulation, reversed wiring and weak cooling show up on a thermal camera, moisture meter and socket tester, not to the eye.

A professional inspection makes most sense if you live abroad, your handover date is close, the unit is large, or it's your first purchase. Our apartment snagging service covers every line of this checklist plus those instrument tests, and gives you a numbered photo report you can send straight to the developer.

Frequently Asked Questions

What should an apartment snagging checklist include?

It should cover every room and the systems that run through them: the entrance, living areas, kitchen, bathrooms, bedrooms, balcony, utility areas, AC and electrics, plus your parking bay, storage and the common areas near your unit. Each line should tell you what to test, not just what to look at.

Should I check the parking bay and common areas too?

Yes. Confirm the parking bay number matches your SPA, test every access card, and check the corridor outside your door. Report incomplete lobbies, lifts or amenities to the developer in writing along with your unit snags.

Does this checklist work for studios and 1-bedroom units?

Yes. Skip the rooms you don't have and keep everything else. Even in a studio, the wet areas, balcony and AC are where most defects hide, so give those sections full attention.

Can I use this checklist for a villa?

Partly. The room checks apply, but a villa snagging checklist in Dubai adds the roof, pool and pump room, boundary walls, external drainage and garden irrigation, which an apartment list doesn't cover.

How to book your snagging inspection

Send us your unit type, community and handover date by WhatsApp or through our contact page. We confirm a slot and a clear quote the same day, test every line of this checklist with thermal imaging and moisture meters, and send your photo report [within 24 hours: confirm] so you can pass it straight to the developer before you sign the handover certificate.

Don't tick the boxes alone

Our engineers test every line of this checklist, photograph each defect and send a developer-ready snagging report [within 24 hours: confirm], so the developer fixes it all before you accept the keys.
