Get a quoteYes, you can get snagging done in Dubai without flying in. An engineer inspects the unit, you follow on live video or review a numbered photo report, and nothing is signed until you have approved it. The key is keeping the final decision in your hands.
This guide to snagging for overseas buyers in Dubai compares the four ways to handle it from abroad, walks through a remote inspection step by step, and shows what to ask for on camera. It's written by the engineers behind the Property Snagging DXB website, who inspect new units before handover.
What are the four ways to snag a Dubai property from abroad?
Each option trades travel for control. Pick the one that matches how much you want to see yourself.
Fly in for the inspection
- You see and test everything yourself
- Costs a trip, and repairs may need a second visit
Engineer inspects, you watch live
- A video call while the engineer tests the unit
- You ask questions as you go
Trusted representative attends
- A family member or friend walks the unit
- Best paired with an engineer, who brings the tools
Fully remote, report only
- The engineer inspects; you review the report afterwards
- Least of your time, least live control
| Option | What you see | Best when |
|---|---|---|
| Fly in | Everything, first-hand | You can travel inside the handover window |
| Live video | Each test as it happens | You want to see defects but can't travel |
| Representative | Their photos and account | Someone you trust lives in the UAE |
| Report only | Numbered photos and findings | Time zones make a live call hard |
Many overseas buyers combine options: an engineer inspects with tools, a relative in the UAE attends the handover appointment, and the buyer reviews the report and re-inspection from home. That way someone is physically present, but every decision still comes back to you in writing.
Whichever you choose, the inspection itself should be done with testing tools, not just a walk-through. You can book apartment snagging and ask which of these options fits your unit when we scope the job.
How does remote snagging work, step by step?
Remote snagging follows the same order as an in-person inspection. The difference is that every agreement happens in writing, because you aren't there to hear it.
- 01
Book as soon as the handover notice arrives
The notice sets your handover window. Inspection, repairs and a re-check all have to fit inside it, and time zones slow every reply.
- 02
Confirm power, water and cooling
Ask the developer in writing whether utilities will be live on inspection day. Without them, taps, drains, sockets and AC can't be tested.
- 03
Agree a call time across time zones
If you want to watch live, fix a slot that works for both sides. Otherwise, agree when you'll receive the report.
- 04
Receive the numbered photo report
Each defect should have a number, photo, room and location, so you can understand it without having seen the unit.
- 05
Send it to the developer and chase by email
Ask for written acknowledgement against the item numbers. Keep the whole thread; it's your record from abroad.
- 06
Re-inspect before anything is signed
When the developer says repairs are done, have the same numbered items re-checked and sent to you before the handover form is signed.
What should you ask the engineer to show you on live video?
A video call is only useful if you see the tests, not just the rooms. Ask for these on camera:
- Every tap running, then the pipes underneath checked for drips.
- Water poured on bathroom and balcony floors, flowing to the drain.
- The AC running in each room, with the engineer's reading or comment on cooling.
- A socket tester plugged into sockets, with the result shown on screen.
- Doors and windows opened, closed and locked.
- Any thermal camera image of a wall or ceiling that looks suspicious.
- Finishes, fittings and layout compared against your SPA floor plan and finishes list.
For what those tests usually find, see the 12 defects we test for.
Who can attend the handover if you can't?
Someone you appoint can attend on your behalf. What the developer accepts from a representative varies, so ask them in writing, well before the appointment, exactly what authority and documents your representative needs. If a formal power of attorney is required, have it prepared properly with a lawyer or notary.
Keep this in your hands: agree in writing that nothing is signed until you have reviewed the snag list, the re-inspection and the developer's acknowledgement yourself.
Your records matter even more from abroad. Under Dubai Law No. 6 of 2019, the developer must fix defective electrical, mechanical and plumbing installations for one year from handover, and structural defects for ten years. Dated, numbered reports in your inbox are how you show what was reported and when. For the full sequence, see how the handover works.
What can remote snagging not do?
If something on the call worries you, ask for a close-up photo, a second angle or a measurement in the report. You are entitled to understand every item before you approve the list.
Snagging for overseas buyers: FAQs
Can I do snagging myself if I live abroad?
Only if you can fly in during your handover window. Otherwise, an engineer inspects the unit with testing tools while you watch on live video or review a numbered photo report afterwards. Either way, you approve the snag list before it goes to the developer and before anything is signed.
Do I need to attend the handover in person?
Not necessarily. Someone you appoint can attend for you. Ask the developer in writing what authority and documents your representative needs, and agree that nothing is signed until you have reviewed the snag list and the re-inspection yourself. For a power of attorney, speak to a lawyer or notary.
What documents does the developer need for handover?
It varies by developer, so check your handover notice for their exact list. From abroad, send copies early: your passport or Emirates ID, your SPA, payment receipts and anything your representative needs. Ask the developer to confirm in writing that they have everything before the appointment.
How long does remote snagging and handover take?
It depends on your handover window, how many defects are found and how quickly the developer repairs them. Time zones add delay to every reply, so book the inspection the day the notice arrives and chase repairs by email against the item numbers.
Living abroad with a handover coming up?
We inspect the unit and send you a numbered photo report to approve before anything goes to the developer or gets signed. To arrange it, book your slot. Your inspection is quoted after a short scope call, with all costs listed upfront.
